Board of Directors Meeting
December 18, 2001

The Meeting was called to order at 07:03 p.m. by Dave Kocher, President.
Attendees: Dave Kocher, Don Virzi, Dave Printz, Steve Cook, Rick Rigley, Linda Roberts, Jo Irmen
Absent: Paula Bogolin, Doreen Smith, Jim DiPofi, Dean Condotti
Minutes from Prior Meeting: Not available.
Treasurer’s Report: Don Virzi reported a balance of $15,153.43 with $3,126.01 at Harris Bank and $12,027.42 in the Zurich Account. A discussion of possible questions in revenue and expense, including the assessments from the townhomes and water bills from the Village, resulted in an agreement for a more detailed review by Dave Printz and Don Virzi. The Treasurer’s report was accepted pending further review and clarification.
2002 Budget: The proposed budget for 2002 was presented by Dave Kocher and discussed by all. The budget expense is planned at $12,700 and will result in assessments of $100 per home and $50 per townhome. Approval was moved by Dave Printz, seconded by Steve Cook and approved by all.
New Business:
Snow Removal and North Entrance: Dave Printz will write a letter to Steve Stricker regarding this issue and in follow up to a phone call Dave had made earlier. Our concerns are over safety (snow blocking driver vision) and lamp and shrubbery damage by snowplows at that entrance.
Committees: Dave Kocher appointed Dave Printz as Chairman of the Landscape Maintenance Committee and Dutchie Adamenas and Doreen Smith as Co-Chairs of the Social Committee. No further committees were created.
Property Maintenance Update: It was noted that many improvements to CWPOA properties were made by the CWPOA and by owners during the year, for which we are thankful. Also noted is the fact that there remain property eyesores which have not yet been corrected by owners. No further action was planned.
Annual Meeting: The CWPOA Annual Meeting is planned for Tuesday, 01/29/2002 at Burr Ridge Village Hall. Announcement should be made during the last week of this month.
Sheds (Outbuildings) and CWPOA Covenant Enforcement Issue: After much discussion, it was agreed to distribute a questionnaire regarding the CWPOA owners’ opinion regarding their desire to change existing covenants regarding this matter. The goal will be to be able to report the results of this poll at the 2002 Annual Meeting. Dave Printz will draft the questionnaire and forward it to Dave Kocher for distribution to residents by USPS.
